What a blocked drain actually needs

There is a difference between clearing a drain and fixing it. Rods pushed down a kitchen sink will punch through a fat layer and leave the rest of the pipe coated, which is why the same sink blocks again. We clear the blockage, then we run water through and watch how fast it leaves. If it is slow, it is not done, and we keep going.

That test is the whole job. Anyone can get water moving for a day.

What it looks like when it is done properly

Rods punch through the blockage. The wet vac pulls back what is sitting in the trap. Then a pressure flush clears the pipe wall. In that order, because doing them in a different order just moves the problem along.

The four we get called for

Kitchen sinks. Fat, rice, coffee grounds and years of both. The older buildings make it worse: narrow waste runs, and a fall that was never generous to begin with.

Showers and bath traps. Hair and soap, usually at the trap or just past it. On this coast there is also the limescale. It narrows a waste pipe year by year until a normal amount of hair finishes the job.

Toilets. Blocked is not the same as broken. A blocked toilet is a clearance job; a running one is a fill valve. We keep both on the van so it is usually one visit.

Drain smell. Often not a blockage at all. A dried-out trap in a property that stands empty for months lets sewer gas back up. The fix is different and it is much cheaper.

Why we ask for a photo first

Half the jobs we get are diagnosed before we leave Calahonda. A photo of the trap under a sink tells us whether we need rods or a wet vac, and whether the waste is 32mm or 40mm. That means we arrive with the right part rather than turning up to look at it and coming back Thursday.

The water is hard. Not slightly hard, but hard enough that electric elements fur up solid in a few years and thermostatic cartridges seize. If your shower has been getting weaker for a while and then blocked, the blockage is the symptom. We will tell you what we find.
