Miraflores runs up the hillside off the N-340 with its own commercial strip at the bottom, and the golf course above. It is a mix of permanent residents and seasonal owners, mostly apartments and low-rise townhouses.

What is different about working here

The properties on the upper side sit above the coast road, which matters in August. When every urbanisation fills its pool at once, the pressure drops and anything relying on a minimum pressure (a water heater, a pump, an older combi) starts to complain. It settles down in October. If your hot water plays up only in high summer, that is why.

Most of it is straightforward once someone looks at it. The awkward ones here are appliances replaced for the wrong reason. A unit swapped out for August pressure, when a new unit on the same supply will behave identically next August. We would rather say that before you spend the money than after.

Why your hot water fails in August

Miraflores climbs the hillside above the N-340. That elevation is the reason for a fault we are called to every August and almost never in winter.

When half the urbanisations on the coast fill their pools at the same moment, mains pressure drops. Anything with a minimum pressure requirement (an electric water heater’s pressure switch, a shower pump, an older combination unit) starts cutting out. Hot water becomes unreliable, then fine again by October.

People replace perfectly good units because of it. Before you do, ask whether your neighbours have the same problem in the same weeks. If they do, it is the supply, not the appliance, and a new unit will behave exactly the same way.
