Elviria is Marbella’s green lung: large plots, mature pine, low density. Northern-European families live here year-round, and there is a heavy holiday-let share alongside them. The landmarks are unmistakable: Nikki Beach, the Don Carlos hotel, the Marriott Marbella Beach Resort and Santa María Golf.

What is different about working here

Larger properties, which means longer pipe runs and more bathrooms, and a leak can travel further before anyone notices it. We are often called to a damp patch on a ceiling two rooms away from the actual leak.

What we get called to

Leak detection and emergency callouts, plus water heaters in the larger villas.

The work itself is rarely the difficult part. The awkward ones are the long runs, where water has travelled before it found a way out and the damp patch is two rooms from the failure. Tracing it properly takes longer than opening the ceiling it dripped through, and it is the only way to fix it once.

Elviria is five kilometres west but the far side of the Marbella traffic. We will only promise a time when we can keep it.

Long runs and quiet leaks

Elviria is large plots and low density. A house here can be twice the size of an apartment in Calahonda, with bathrooms at opposite ends of the building and a long run between them.

That changes leak behaviour. Water travels along a run before it finds a way out, so by the time you see a damp patch on a ceiling it can be two rooms away from the actual failure. Finding it properly means following the pipe and checking the joints, not opening the ceiling it dripped through.

The other consequence: larger houses have more bathrooms and more appliances, so limescale damage accumulates on several fronts at once. If the shower cartridge has seized and the kettle element has gone, they are the same problem, not two.

Larger plots also mean the stop tap is not always where you would expect. Ask before you need it.

Getting us out

Send it through with a photo of where the damp is showing, not the pipe you think is leaking. On a plot this size the two are rarely in the same room, and the picture saves a visit.
