Las Chapas

Las Chapas is both a district and an urbanisation, which confuses people. As a district it covers a stretch of the eastern Marbella coast; as an urbanisation, Hacienda Las Chapas is the money pocket: large gated plots, permanent owners.

What is different about working here

Real openings here are at the sub-urbanisation level: Hacienda Las Chapas, Las Chapas Playa, Alicate Playa, Real de Zaragoza, Marbesa, Costabella. Each has its own character and its own recurring problems.

What we get called to

Water heaters, showers and emergency leaks in the larger houses.

Few of these are complicated once we are there. The awkward ones are the larger houses, where two water heaters were installed the same year and the first failure is a warning about the second. We will tell you to look at both rather than come back in a month for the other one.

Las Chapas sits between us and Marbella, so it is an easy run either way. Larger houses take longer on site, not longer to reach.

Big plots, big decisions

Hacienda Las Chapas is large gated plots and permanent owners, and a different kind of job from the rental stock further west. People here stay, which means they would rather understand the system than have it patched.

We work that way when we can. If a water heater is on its way out, we say what evidence we are looking at: rusty water from the hot tap, a weeping tank, a pressure relief valve that keeps discharging. If it is an element, we say that too, and that the fix is a fraction of a replacement.

The houses here also tend to have more than one water heater, supplying different ends of the building. When one fails it is worth checking the other at the same time, because they were almost certainly installed together and will fail together.

Getting us out

Send it through and mention if there is a second water heater. If one has failed the other was almost certainly fitted the same year, and it is worth looking at both while we are there.
